Jersey City lies directly across the Hudson River from Manhattan, enjoying stunning views, great transit connections (PATH, ferries, NJ Transit) and an increasingly upscale residential market. It historically grew out of the 19th-century ferry and rail links and industrial era waterfront, then evolved into a global-city satellite. Prominent neighborhoods (towns within the city context) include Downtown/Exchange Place, Journal Square, the Waterfront/Harborside, Paulus Hook, and West Bergen. Housing types span high-rise luxury condos by the waterfront, renovated warehouses lofts, mid-rise apartment/townhouse inventory, and older brownstone or row-house neighborhoods inland. The overall character is very urban: high density, transit-oriented, walkable, and vibrant. According to Zillow the average home value stands around $646,545.  Other sources show median sale prices nearer ~$675K+. Because the city is very built up, there is scant “build from scratch” suburban land; new construction tends to involve infill towers or high-density sites, where per-unit cost is high (perhaps $400-600+/sq ft depending on luxury) and lot costs are significant. The proximity to Manhattan (just minutes via PATH) means the area appeals to commuters and professionals. It is decidedly urban rather than rural or even low-density suburban.
